In Toronto, I see (time and time again) childless homebuyers routinely shopping for that minimum 3-bedroom house. More often than not their hearts are set on 3 because of their yet-to-happen, future “perfect family.”  Two children; one of each: a boy and a girl. Preferably the boy first, (gotta pass on that family name), two to three years apart. It’s society’s definition; (trust me, not mine.)

Are you this person? If so, hate to break it to you but you’re probably one of the 90% of buyers out there sharing the same requirement. The 3-bedroom, 2-washroom home – one bedroom for you and your partner, one room for each kid – is the repeated prospect match I find myself setting up for house-buying clients.

However…….there’s a lot of amazing listings that come up that are a two bedroom house in Toronto. Often it’s just as much house but more affordable. Often buyers face less competition for it. I encourage YOU to keep the option of a 2-bedroom house open for this reason. There are a lot of ways to still house your future ideal of 2 kids in just one bedroom. Here is some visual inspiration:
